Late Fees

Late Fee amount: $5.00 per month
Late payment reminder mailing: When doing the "closing" 30 days after due date (typically 35-45 days after the due date of the 1st of the month.
Late Fee assessment date: When doing the "closing" 60 days after due date (typically 65-75 days after the due date of the 1st of the month.
Late Fee notification: Statement mailed from the management company at time of late fee assessment date
Personal contact with owner: If payment is not received after the Late Fee notification, the owner shall be contacted in person or by telephone, if possible, prior to having the Board consider proceeding with the Lien process. This step will typically be done between 75 and 95 days after the missed payment.
If no payment is received and no satisfactory payment plan is developed with the owner, the Board shall be advised and the Board will decide if the situation should proceed to the Lien process or other appropriate action.
Lien process:
Notification letter to owner that account is going to be turned over to lawyer for lien processing: When doing the "closing" 90 days after due date (typically 95-105 days after the due date of the 1st of the month
Notify lawyer to begin process: 2-3 weeks after notification letter to owner (typically 115-125 days after the due date of the 1st of the month.
Lawyer sends Lien Filing warning letter (within 7 days of being notified by management company)
